  • Undocumented deposits that the buyer couldn't explain in writing.
  • New debt taken on mid-process, blowing the debt-to-income ratio.
  • Employment or pay-structure changes discovered at the final verification.
  • Appraisal coming in low or flagging required repairs nobody budgeted for.
  • Gift funds handled informally instead of with a proper letter and transfer trail.

How To Avoid Mortgage Mistakes

Simple habits between pre-approval and closing that help keep your file on track.

  • Freeze your financial life: no new accounts, no big purchases, no account shuffling.
  • Keep every statement page — yes, even the blank 'intentionally left blank' one.
  • Write the explanation letter before you're asked; it signals a clean file.
  • Ask for a pre-approval based on reviewed documentation, not just a soft-pull estimate.
  • Tell your loan officer the bad news early. There's a solution for almost everything except a surprise.
